Does mitigation actually work?
It’s one of the most reliably effective fixes in home services: a properly designed ASD system routinely cuts levels 80–99%. A house at 12 pCi/L typically lands well under 2. The catch is the word “properly.” Sizing, suction field, and sealing are why the vetting checklist above exists, and why the deal isn’t done until the retest number is.
What does it cost to run?
The fan draws power continuously. Figure roughly a light bulb to two running year-round, call it $50–$150 a year depending on the fan, plus a fan replacement somewhere past year five to ten (they carry five-year warranties). Add a retest every two years, which is what TDEC recommends for every home anyway. That’s the whole ownership cost; there’s no filter, no service contract required.
My neighbor tested low. Am I fine?
Radon is the least neighborly hazard there is. It follows fractures in the rock under your specific foundation, and two identical houses next door can test a factor of ten apart. Should I mitigate at 3 pCi/L?
The EPA’s action level is 4.0, and 2.0–4.0 is the official “consider fixing” band. There’s no known fully safe level, and the World Health Organization draws its line at 2.7. Practically: if you’re already opening the crawl space for encapsulation, adding mitigation at 3 is cheap insurance. As a standalone job at 3, it’s a judgment call we’ll give you straight rather than upsell.
